Timing matters in property management. A set-out that happens on the wrong day can delay a turnover by a week. W.D.S. coordinates ejection and set-out scheduling to align with your turnover calendar whenever possible.
We work with the county marshal's office to schedule ejections and coordinate the set-out crew for the same day — so the property is cleared and ready for your maintenance team as quickly as the court process allows.
Set-outs are physical, logistical work — and they vary significantly by property type. A single-family home set-out is different from a 3-bedroom apartment, which is different from a commercial tenant with office furniture and equipment.
W.D.S. provides set-out crews for residential homes, apartment units, and commercial properties. We coordinate the crew size and equipment to match the property, so the set-out is completed efficiently on the day of ejection.

Securing the property immediately after a tenant is removed is critical. W.D.S. replaces locks at the time of set-out — not the next day, not after you call a locksmith. The unit is secured before the crew leaves the property.
This is included as part of the set-out service. No separate locksmith coordination, no gap between set-out and re-keying. The property is yours again the moment the set-out is complete.
After a set-out, the property often needs more than just the tenant's belongings moved to the curb. Abandoned furniture, trash, and debris left behind can delay your turnover and create liability. W.D.S. provides full debris removal and haul-off as part of the set-out process.
